About epccost.com
epccost.com is a free tool that helps landlords in England and Wales understand what reaching EPC C by 2030 might involve for their property, and roughly what it will cost.
Who's behind it
I'm Andrew Chambi, an energy consultant based in London with nine years' experience in energy and compliance work on homes and commercial buildings. I hold OCDEA accreditation with Elmhurst and I'm a CIBSE Low Carbon Consultant and Low Carbon Energy Assessor. More about my experience and how to check my credentials.
I built the checker because the same questions come up again and again, and the honest answers are buried in government documents. epccost.com is a personal project, separate from my day job.
Why it exists
Around 2.5 million privately rented homes in England are below C. Most landlords don't need a technical report to start with. They need to know whether they're close or far, which upgrades are likely to matter, and whether they're heading for the £10,000 cap. The checker answers those questions in a couple of minutes, using the same rating equations that sit behind every EPC.
It's an estimate, not an EPC. Before paying for work, get the property surveyed by an accredited assessor.
How the numbers are checked
Every figure the checker uses is listed on the methodology page, with a link to where it comes from. The figures and the rules behind them are reviewed regularly. The last review was on 28 October 2026.
Independence
epccost.com is independent. It isn't run by, or connected to, the government, any regulator or any product manufacturer. No installer or manufacturer pays to be mentioned, and I don't take work through the site.
